Invasive Roof Survey

Providing the same service as the Visual Survey but with the addition of an investigation of conditions below the roof surface using core sampling and  /or removal of area(s) of slate or tile.

Drone or Restricted Access Survey

For roofs which are difficult or challenging to access safety without the use of specialist equipment.

Available as Visual Survey or Invasive Survey where conditions permit.

Access methods may include hoists or scaffolding for safe access.

Why should I arrange for a full roof survey? 

No buyer wants to be left in a vulnerable financial situation where they purchase a property which unveils an urgent need for costly repairs or replacement.

 

Understanding the full condition of the property’s roof is a prudent decision for any Home-buyer and Home-sellers may also want to consider having an independent roof survey undertaken to inspire buyer confidence in the property.  

 

An independent roof survey from ASSURE can speed up the sale process, particularly for properties which require modernising.

What are the benefits of an independent survey  over asking a local roofer or building company to inspect the roof? 

Having worked in the roofing and construction industry for over 25 years, we know that roofing and building contractors are often asked to inspect for roof repairs on behalf of prospective buyers, however they are  more often than not, unable to do so before the property is snapped-up by another buyer.  This is becoming increasingly common such is the current momentum of the housing market and labour shortages across the sector. 

 

Where local companies provide inspections, their assessments and / or estimations are often rejected by the Home-seller who views the roofer’s assessment with a degree of bias (because the roofer will be expecting to secure the works identified in their report). 

 

Because ASSURE Roof Surveys & Consulting are wholly impartial and do not undertake any remedial work whatsoever, our objectivity is trusted and respected across the sector.

What is the process and how does it work? 

When you instruct ASSURE to undertake a Survey of a roof you intend to purchase, we require to check that all necessary agreements and permissions are in place from the property owner.  

 

We aim to make this process as smooth and simple as possible, and often clients will simply liaise with the Estate Agent, who will email the ASSURE Roof Survey Information and Permission Sheet to the property owner. 

 

Once received back directly from either the homeowner or their Agent, ASSURE confirm the site visit date and time with client, seller and agent, complete the Survey and then deliver our comprehensive Survey Report to our client within 2 days of inspection.

Our reports are presented in a way that can be interpreted by both prospect buyer and seller with ease. If repair or replacement are recommended, the Survey Report can be used to negotiate the sale price of the property.

 

The Survey report remains the property of our fee-paying client, who will determine who they wish to share the report with or not.  The Home Seller or their agent, will not be furnished with the report by ASSURE, however they may commission ASSURE to prepare a report on their behalf based on the independent roof survey prepared on their property. A nominal fee is charged for this service.
