Service Description

An Invasive Survey is a prompt and cost-effective survey to determine the current condition of a building’s main roof coverings and substructure. This survey is suitable for sites with safe and unrestricted access and is ideal for Homeowners, Prospective Buyers or Sellers, Landlords, Facility Managers, Factors and Estate Agents. Externally, at height, we first visually inspect the building main roofs (excluding conservatories and outbuildings) along with their components and further check the internal loft space for signs of ingress. We then remove a small area of roof covering to determine the strength and condition of the materials and fixings and then fully reinstate the covering to ensure the roof’s integrity is maintained. All reinstatement work is fully guaranteed by ASSURE. On flat roofs, we use a core sampling method to determine if moisture is trapped within the layers of the flat roof build up. A coring tool is used to neatly cut through the membrane and insulation down to the structural deck. The sample is examined to establish moisture content and to recommend a solution based on the results. The core is then re-sealed with an appropriate, like-for-like material to suite the existing roof covering. On pitched roofs made of slate or tile, a small section is stripped to establish the condition of the components such as the fixings, battens and roof felt underneath. This is a quick-turnaround service, and detailed professional reports can be provided within 2 days of the site visit. Please note that ASSURE fixed price surveys are suitable for the majority of domestic homes up to 4 bedrooms up to 2 storeys in height.
